Analysis of nearly 60,000 announcements: 28.2 thousand for August and 31.6 thousand for September.
In the segment of apartments with medium repairs, the growth is:
- 1 room: + $16 (up to $334)
- 2 rooms: + $18 (up to $412)
- 3 rooms: + $25 (up to $502)
- 4 rooms: + $19 (up to $556)
In the elite segment (new renovation), the growth is even higher: a 5-6% increase in dollars; the exception is 4-bedroom apartments (+$16, about 1.3%).
Geography:
- The most affordable districts are: Sergeli and Uchtepa (1-room apartment in Sergeli — $293; 4 rooms in Uchtepa — $400)
- The most expensive districts are: Mirobod and Shaykhantahur (for example, 4 rooms — up to $1 462)

According to the IMRS, the dollar’s weakening against the soum led to price increases in dollar terms. A temporary demand with the start of the academic year was also a factor: students intensified their housing search, which allowed landlords to increase their offers.

Rental price increases are part of a broader trend: exchange rate instability, inflation expectations, and seasonal fluctuations. At the same time, in the national currency, the level of rental rates can also show less volatility.
Interest in districts with good infrastructure, accessibility of transport and educational institutions increases demand in central areas, which further burdens pricing policy.
